      RedevelopmentFrom Brown to Green to Gold: Visitacion Valley Mixed Use TOD Redevelopment

      Join a lively discussion of the site history, remediation program and community driven planning process behind this centerpiece of San Francisco's newest Redevelopment Project Area. Plans for the 20-acre brownfield site include 1,250 residential units, with 25% set aside as affordable, as well as three parks and 105,000 sf of neighborhood serving retail, including a grocery store. The site is also adjacent to the last two stops of the $750 million T-Third MUNI light rail line and the Bayshore Caltrain station, making it a textbook model for transit oriented development. Special attention will be paid to discussion of the alignment of interests on the public and private sides of the deal, as well as the environmental liability transfer structure employed to manage environmental risk.

      The U.S. Department of Housing and Urban Development's new Neighborhood Stabilization Program (NSP) channels nearly $6 billion to turn around communities imperiled by the foreclosure crisis.
